POSITION TITLE(S):  Senior Project Manager | Junior Project Manager

 

POSITION SCOPE

 

The Project Manager is responsible for the overall administrative and technical direction of one or more projects. Working in concert with the On-Site Manager (OSM), the Project Manager establishes project objectives and policies, maintains liaison with the owner, designer, subcontractors and vendors, and monitors construction and financial activities. Additionally, Project Managers are responsible for upholding Meadow Mountain Homes’ high standards for Safety, Quality, Productivity and On-time Project Completion. They are tasked with ensuring our customer's expectations are met while maintaining a high level of integrity and promoting the fair treatment of every ​owner, employee, subcontractor, owner representative, architect, designer, government official, neighbor, guest, and family pet.

 

Job responsibilities include but are not limited to:

 

  • Be the master of the budget and schedule for project(s).

  • Utilize cloud-based portal for daily logs, photos, subcontractor agreements, communication, coding invoices, budget audits, timeline tracking and change order details

  • Attend owner/owner representative meetings with architects and designers

  • Estimate pre-con project budget and timeline with OSM - including analyzing bid documents, determining the project's scope, and evaluating special conditions affecting the bid proposal (site conditions, access, suppliers, and availability of labor)

  • Manage all final sets of approved plans and details and ensure OSM is provided the most current plans and contract details as electronic and hard copies

  • Create a construction schedule with OSM

  • Provide clear scope of work to subcontractors, request bids and develop subcontractor agreements

  • Analyze, compare and coordinate bids with OSM and provide value analysis to the owner and his or her representative  

  • Adjust the expected timeline and budget as needed, communicate with the owner and his or her representative and record changes in the online portal

  • Provide subcontractors construction schedule updates, review schedule with OSM weekly 

  • Visit jobsite weekly to monitor work progress and meet with OSM

  • Host weekly calls/updates with the owner, OSM, and Project Coordinator and ensure everyone is up-to-date with change orders, budget, and schedule

  • Participate in weekly meetings with OSM and subcontractors as available

  • Coordinate purchases with OSM and Project Coordinator based on lead times and schedule requirements

  • Confirm receipt of all building materials and verify with OSM, subcontractors, and the owner and his or her representative for approval of budget, timeline, and design specifications

  • Work with OSM and Project Coordinator on monthly draws and verify invoices for accuracy, audit the budget with each draw

  • Ability to lift 30 pounds
     

Salaried compensation is based on experience
